Real estate accounting, tax, and advisory for investors and operators across the U.S.

How is your pricing structured?

Ongoing real estate bookkeeping starts at $500 per month. The actual price depends on the number of properties you own, the types of assets in your portfolio, and the scope of work involved. A handful of single-family rentals costs less than a mixed portfolio of multifamily, short-term rentals, and commercial properties across multiple entities. More accounts to reconcile, more complex depreciation schedules, and more reporting requirements all factor into pricing.

Other services are scoped to the engagement. Sponsor services like capital account tracking, waterfall calculations, investor reporting, and K-1 preparation depend on the number of investors, the complexity of your deal structure, and how often you distribute. Tax return preparation depends on the number of entities, states involved, and whether you need planning beyond compliance. Advisory and virtual CFO work is sized to what you actually need at your current stage.

Everything can work together. We handle books through tax under one roof, coordinated by one team. You can start with bookkeeping and add services as the portfolio grows, or you can come in needing the full stack from day one. The pricing reflects the actual scope rather than a fixed package that may include things you do not need or miss things you do.

Every engagement is led by Matthew Rodrigue, and you have direct access to him throughout. This is a founder-led firm focused entirely on real estate fund accounting and investor services. We work with landlords, operators, sponsors, syndicators, and brokerages across the 48 contiguous states, fully virtual.

The pricing structure is built for investors with real portfolios who need accurate books, clean investor records, and coordinated tax work. If your situation is straightforward, the cost stays reasonable. If you are running syndications with dozens of investors and multi-tier waterfalls, the pricing reflects the complexity of keeping that infrastructure clean. We scope every engagement to what you actually need and quote accordingly.

More Questions

What is bonus depreciation and what is the current percentage?

Bonus depreciation lets you deduct a large portion of an asset's cost immediately rather than spreading it over years. The current rate is 100% for qualified property acquired after January 19, 2025, thanks to the One Big Beautiful Bill Act. Property acquired before that date still follows the phase-down schedule.

How do I handle a capital call in the books?

A capital call is recorded when the money arrives, crediting each investor's capital account for their contribution. Track who funded and when because timing affects preferred return calculations and waterfall distributions.

How do I keep track of all my loans across properties?

Maintain a centralized loan schedule that tracks each loan by property and entity, including current balance, interest rate, maturity date, and monthly debt service. Update it monthly against your statements so you always have an accurate picture for planning and financing.

What is a purchase price allocation and why does it matter?

Purchase price allocation divides what you paid for a property between land and building. Land cannot be depreciated, so the portion allocated to the building determines your annual depreciation deductions for years to come. A cost segregation study can further refine the allocation to accelerate deductions.

Real estate bookkeeping is built around properties and entities rather than simple expense categories. It requires tracking property-level profit and loss, handling mortgage splits correctly, maintaining depreciation schedules, and producing reports that satisfy lenders and investors.
