Who actually does my books day to day?

This question comes up because a lot of business owners have been burned before. They go through a sales process with a senior person, sign on, and then get handed off to someone junior they’ve never met. That’s not how we work.

Your books are handled by Matthew Rodrigue and a small team that works directly under his oversight. Matthew leads every engagement personally and stays involved throughout. He knows your portfolio, your entities, your debt structure, and the specifics of your properties. When you call or email with a question, you’re reaching someone who can actually answer it because they know your situation.

The team handles the ongoing transaction coding, reconciliations, and monthly close work. Matthew reviews everything, stays in regular communication with you, and is your direct point of contact. You’re not passed to someone new every few months, and you’re not routed to an account manager who has to look up your file before they can help. This is especially important for real estate fund accounting where the details of each investor, entity, and property actually matter.

For tax returns and K-1s, the firm’s in-house CPA prepares those. Matthew coordinates that work so the numbers from your books flow through to your returns without gaps or miscommunication. You don’t need a separate CPA relationship because it’s all handled under one roof.

The firm is intentionally boutique. It’s not built to scale to thousands of clients, which means the attention stays personal. When you work with RRES for your real estate bookkeeping, you get a real person who knows your portfolio. Real estate only, fully virtual across the 48 contiguous states, and founder-led with direct access to Matthew throughout.

How do I account for a value-add multifamily deal?

Value-add accounting requires a chart of accounts that mirrors your business plan budget categories, clear separation of capital expenditures from operating expenses, and line-item budget versus actual tracking. The accounting has to produce reports your investors can follow from renovation through refinance or sale.

Do I need a real estate accountant, or can I use a regular bookkeeper?

A regular bookkeeper can record transactions, but real estate accounting requires property-level reporting, depreciation tracking, and entity structures that generalists usually don't handle. As your portfolio grows, the gap becomes harder to bridge.

What is the difference between a bookkeeper, an accountant, and a CFO for real estate?

A bookkeeper records and reconciles transactions. An accountant produces financial statements and coordinates tax. A CFO handles strategy, forecasting, and capital decisions. Growing real estate portfolios typically need all three functions.

How should I handle security deposits in my books?

Security deposits are a liability on your balance sheet because the money may be returned to the tenant. They should be tracked separately by tenant and property, and many states require you to hold them in a dedicated bank account.

Should I hold my flips in an S-corp?

Frequent flipping can trigger dealer status, which means your profits are taxed as ordinary income plus self-employment tax. An S-corp can help by letting you take some profit as distributions rather than salary, reducing the SE tax hit. This is a structuring decision that depends on your volume and overall tax situation.
